Happy Halloween
Halloween falls on October 31 because the ancient Gaelic festival of Samhain, considered the earliest known root of Halloween, occurred on this day.
In the eighth century, Pope Gregory III designated November 1 as a time to praise all saints.
Soon, All Saints' Day incorporated some traditions of Samhain and the evening before was known as All Hallows Eve, and later Halloween.
Over time, Halloween evolved into a day of activities like trick-or-treating, carving jack-o-lanterns, festive gatherings, donning costumes and eating treats.
Today’s the day to eat candies and sweets to your heart’s content! Happy Halloween! -

US Law Limits Large Housing Investors
A significant shift is on the horizon for the housing market: starting late Q1 2026, a new federal law will prevent large investors from purchasing additional single-family homes once their portfolio reaches 350 properties. This move is designed to level the playing field for individual buyers, reducing the intense competition from all-cash corporate offers and giving more families a fair chance in bidding situations—something I see impacting our Johnson County and Greater Kansas City neighborhoods. While this change might steer big investors toward other property types, we may also notice a slower growth in single-family rentals and a tighter rental market in certain areas. For buyers, it’s more important than ever to have finances in order and explore all available first-time buyer programs. Sellers should consider pricing their homes thoughtfully and focusing their marketing efforts on owner-occupants. While this law aims to rebalance demand, factors like housing supply, zoning, building costs, labor shortages, and future policy shifts will continue to shape our market. As someone deeply familiar with luxury real estate trends in our area, I’m watching these developments closely to better guide my clients through the changing landscape.

Homeowners Report Greater Financial Satisfaction
A survey found near 70% of homeowners felt financially satisfied, versus under 50% of nonhomeowners, suggesting ownership often aligned with stronger money confidence.
Financial strain still showed up: the survey found low-40% of homeowners lived paycheck to paycheck, compared with just over 60% of nonhomeowners.
The bigger advantage came over time, as homeownership was presented as a path to equity growth and broader wealth accumulation beyond monthly budgets.
Research from a Real Estate portal linked buying by age 30 to ~23% higher net worth by age 50, or ~$119K more.
Key caution: stretching too far to buy can squeeze other priorities, since housing costs in the ~30% to 40% range may limit savings. -
New Homes Compete Below Resale Prices
It’s not often we see new construction homes priced below resale properties, but across the country, builder incentives are changing the landscape. For buyers here in the Kansas City area and Johnson County, this means new possibilities—and a new set of value comparisons. Builders are motivated to move finished homes, while many current owners are choosing to stay put, keeping resale inventory tight and competition high. Whereas new homes once reliably commanded a premium, the tables have turned as builders adjust pricing and offer expanded incentives. For those considering a move, pay close attention to neighborhoods where builders have available inventory—this is where negotiation power is at its peak. In areas with fewer new builds, resale sellers may still have the upper hand. As always, the future of buyer leverage will hinge on permitting and construction trends, so the current pricing advantage for new homes may not last. In my role as a Luxury Real Estate Specialist, I keep a close eye on these shifts to help my clients navigate every nuance and opportunity.
