U.S. Active Listings Rise 5.6%

We're seeing a subtle but meaningful shift in the national housing landscape: by late Q3 2026, active U.S. listings were up about 6% year-over-year—the third consecutive month of accelerated annual growth. For buyers in Johnson County and Greater Kansas City, this slight uptick is welcome, offering a bit more leverage as negotiations unfold. It’s a notable change from late Q2, when annual growth in inventory had slowed to just 2%—a far cry from the robust 17% we saw a year prior.

Even so, inventory levels remain tight. Across the country, active listings in late Q3 tallied 1.16 million, still about 5% below the 2019 benchmark. With mortgage rates and long-term yields at two-year highs, demand has cooled and the slower season is settling in, giving buyers a modest advantage at the negotiation table. If you want a sharper local perspective, compare today’s active listings per 1,000 households to the 2018–2019 average—this helps pinpoint whether our supply has truly surpassed pre-pandemic norms. As always, understanding these precise shifts is essential when navigating luxury real estate in our region.
