As a Luxury Real Estate Specialist in Johnson County and throughout the Greater Kansas City area, I keep a close eye on national housing trends to inform my clients’ decisions at every tier. We’re seeing a gradual rebalancing in the U.S. market: active inventory is up about 4% year-over-year, but that growth has moderated for the first time in several weeks—an encouraging sign for buyers, even as there’s no dramatic surge in listings. Homes are spending an average of 61 days on the market, which aligns with the seasonal slowdown we expect in late Q3 after a brisker start to 2026. New listings are down about 1% from last year, echoing 2025 volumes; many buyers remain cautious due to affordability, while sellers are still weighing their pricing strategies. The median listing price has settled at $419K, a slight 1% dip from last year, and the price per square foot has eased to $222, its lowest since early Q1 2026. Inventory increases and higher mortgage rates are gradually shifting the balance toward buyers, but the overall pace remains measured rather than volatile. I continue to monitor these shifts closely to provide guidance tailored to our unique Kansas City market.
